Glencar Construction has recently completed the refurbishment of an existing 180,000 sq ft industrial facility at Hannah Close, Neasden. Working with CHQ Architects, Fairhurst, KJ Tait, Feasibility and TMD Building Consultancy, the 26 week project was Glencar’s third for Aberdeen Standard Investments.
The works included the creation of a new internal slab to 60% of the warehouse floor area and refurbishment of the existing slab. Four mezzanine floors were removed along with associated racking and conveyors and existing M&E was stripped out and replaced including PV installation. Offices and workshops were stripped before the creation of new perimeter walls, staircases, a lift and lobby areas ready for tenant fit out.
The building envelope was made good by overcladding and the installation of a new curtain walling system, and new dock levellers and shelters were also installed. Externally, several ancillary buildings and an HGV wash were demolished to make way for an extension to the concrete yard and improvements to car parking. New fencing and landscaping was also carried out to complete the exterior.
David Copsey, MD of TMD Building Consultancy, commented “This is the first project that we had undertaken with Glencar after they came highly recommended for the project. They did not disappoint. It was a difficult project due to the huge strip out element but they managed to complete the project in time and works were completed to a good standard. They offered a “can do” attitude to get the job done along with their key subcontractors. We are already talking to them about further projects.”
