About This Project
Project Overview
The IKEA Dublin project comprises the full fit-out of an existing 280,000 sq ft industrial unit, transforming the building into a fully operational logistics and office facility. Delivered for IKEA Ltd, the scheme incorporates upgraded office accommodation, enhanced building services, warehouse racking systems and critical operational infrastructure to support high-volume distribution activities.
The works were carefully planned and coordinated to ensure seamless delivery within a live operational environment, aligning installation activities with programme milestones and operational requirements.
Project Requirements
The client required a comprehensive fit-out solution capable of supporting modern warehouse operations alongside high-quality office accommodation. Key requirements included the installation of a new sprinkler system, operational racking layouts aligned with fire strategy requirements, upgraded office environments, and the provision of secure site access infrastructure, all delivered within a defined programme.
Glencar’s Role
Glencar was appointed to deliver the full fit-out package, coordinating design development, procurement and construction activities. This included managing multiple specialist trades, integrating building services with operational requirements, and maintaining close collaboration with the client team to ensure programme certainty.
Scope of Works
Office Fit-Out
- Full fit-out of office accommodation
- Installation of partitions, ceilings and flooring
- Delivery of M&E services to office areas
- Upgrades to ensure compliance with modern workplace standards
Warehouse & Operational Infrastructure
- Installation of a complete warehouse sprinkler system
- Coordination of sprinkler layout with racking design and building infrastructure
- Supply and installation of operational racking systems
Civils & External Works
- Construction of a new security hut within the service yard
- Associated civils works including foundations and service connections
- Yard modifications and access improvements to support operations
Technical & Delivery Challenges
The project required the integration of complex building services, sprinkler systems and racking installations within a live environment, demanding precise coordination and sequencing. Delivering the works within a compressed programme required proactive planning to maintain safety, quality and operational continuity throughout the construction phase.
Delivery Conditions Addressed
- Live operational environment
- Programme-critical fit-out delivery
- Integration of racking and fire strategy
- Coordination of multiple specialist trades
- High-volume warehouse operations
Sustainability & ESG
The project adopted a reuse-led approach by fitting out an existing industrial building, supporting resource efficiency and reducing embodied carbon associated with new construction. Upgraded building services and coordinated systems installation were designed to improve operational efficiency, enhance safety performance and support long-term sustainable use of the facility.
The Outcome
The IKEA Dublin project delivers a fully operational logistics and office facility that enhances warehouse efficiency, workplace quality and operational resilience. Completed within a challenging programme, the scheme demonstrates Glencar’s ability to deliver complex industrial fit-out projects with precision, collaboration and programme certainty.
