Project Description

Strategically located at Central Park, within the UK’s Golden Logistics Triangle, Rugby 106 is a 106,198 sq ft speculative logistics facility designed to meet the evolving needs of modern industrial occupiers. The development prioritises sustainability, flexibility, and strategic connectivity, and is being delivered to the highest environmental and construction standards.

Targeting BREEAM Outstanding and an EPC A+ energy rating, Rugby 106 incorporates a range of advanced features including rooftop solar PV panels, air source heat pumps, and the use of low carbon, recycled materials throughout. The facility also supports long-term wellbeing, with high-quality office and amenity areas and extensive landscaping.

Glencar was appointed by European industrial and logistics specialist BARJANE to deliver the project from site clearance through to completion—helping bring to life a development that aligns with BARJANE'S Green Building Charter and long-term low-carbon ambitions.

Scope of Works

Glencar is overseeing the full delivery of the scheme, which includes:
» Site clearance of a former 45,000 sq ft office and workshop facility.
» Construction of a 106,198 sq ft logistics facility including:
» 87,000 sq ft of warehouse space.
» Two floors of CAT A open-plan offices and welfare areas.
» Flexible operational mezzanine.
» Extensive car parking and service yards.
» First-floor terrace and landscaped amenity spaces.
» Installation of all associated utilities and building services.
» Compliance with BARJANE'S Green Building Charter and sustainability objectives.

Final Building Specification

Once completed, the facility will offer:
» 106,198 sq ft total GIA.
» 87,000 sq ft warehouse space.
» 14m clear internal height.
» CAT A open-plan offices across two floors.
» Flexible operational mezzanine.
» Terrace and breakout spaces with landscaping.
» EPC A+ and BREEAM Outstanding (targeted).
» Rooftop solar panels and air source heat pumps.
» High-quality external spaces with car parking and service yards.
