This project comprised the refurbishment of an existing 180,000 sq ft industrial facility at Hannah Close, Neasden. Working with CHQ Architects, Fairhurst, KJ Tait, Feasibility and TMD Building Consultancy, the 26 week project was Glencar’s third for Aberdeen Standard Investments.
The works included the creation of a new internal slab to 60% of the warehouse floor area and refurbishment of the existing slab. Four mezzanine floors were removed along with associated racking and conveyors and existing M&E was stripped out and replaced including PV installation. Offices and workshops were stripped before the creation of new perimeter walls, staircases, a lift and lobby areas ready for tenant fit out.
The building envelope was made good by overcladding and the installation of a new curtain walling system, and new dock levellers and shelters were also installed. Externally, several ancillary buildings and an HGV wash were demolished to make way for an extension to the concrete yard and improvements to car parking. New fencing and landscaping was also carried out to complete the exterior.
